Once the offer has been accepted :
The Lease will have to be signed within 10 Days maximum
after the accepted PL and the Tenant will have to hand over
a check or interac transfer representing the first month's
rent on the day the Lease is signed between the 2 parties.
4. The tenant is responsible for all rules and expenses
related to the move and removal required by the syndicate.
5. Proof of liability insurance ($2M) for the entire term
of the lease.
6. Tenant agrees to submit post-dated cheques for the
entire term.
7. Prospective tenant must read and agree to building
bylaws.
During the lease :
8. No pets.
9. Tenant shall not and shall not permit anyone to smoke or
vaporize tobacco, cannabis or any other illegal substance
in any interior part of the premises, including common
areas.
10. No Airbnb is allowed and all similar short-term sublets
are prohibited.
11. The Tenant is not permitted to sublet or transfer the
lease without the written permission of the Landlord.
12. Tenants will be responsible for paying any penalties
due to their failure to comply with the condominium bylaws
and declaration.
13. Tenant will also be responsible for payment of any
charges due to loss of keys or remote control.
End of lease :
14. At the end of the lease, the unit must be returned in
the same condition as when it was rented. This includes all
inclusions of the unit, as well as the normal state of wear
of the floor.
15. If the lease is not renewed at the end of the term, the
tenant MUST honor ALL requests to visit for all potential
new tenants, for which 24 hours notice will be given.
